Irish developer Braidwater has announced that its latest Liverpool residential development - Lseven in Wavertree - has had such a high volume of enquiries over the Easter period that there are now only a small number of properties left on the first phase of the development.

Sole selling agents on the Lseven scheme, Venmore, Thomas & Jones (VTJ), reported a significant rise in the number of enquiries over the Easter period and that many of the enquiries and subsequent reservations on plots came from first time buyers and families.

The reasonable price range of the properties on Lseven - that consists of 48, two-bedroom apartments and 41, three-bedroom town houses in the first phase – is proving to be ideally suited to those looking for modern, design-led homes that offer both a secure and community environment.

Braidwater is also planning to expand the development further with the next phase of the development that due to start on site in 2007.

Phil Furlong, Partner at VTJ comments: “Good value is a key issue for both first time buyers and for those with families. Lseven is ideal for them as it offers well priced, modern, secure homes that are close to the city centre but that still retain the “village” atmosphere that Wavertree offers.

As an area Wavertree has a good buzz about it and was recently described in one national newspaper as being both one of the best places to purchase and one of the most up and coming of all of the newly regenerated areas within Liverpool.”

Lseven is situated in Wavertree, Liverpool 7 and borders on the Smithdown and Picton districts, in the heart of, just over a mile from the city centre.

Lseven’s apartments are low-rise and compact with signature features including large windows – some floor to ceiling, maximising natural light.

Other development aspects include tree-lined ‘boulevards’, public art displays, secure parking and private gardens front and back*, all creating an attractive development, positively encouraging a sense of community spirit.

The popular area of Wavertree still boasts a thriving high street of its own, with a growing number of stores, supermarkets and restaurants nearby. Edge Lane Retail Park is within walking distance, with large department stores such as Matalan and a multiplex cinema. Close by, trendy Smithdown Road has a number of lively bars, restaurants and pavement coffee shops attracting university students, young professionals and families.

The Lseven development offers excellent transport links, with direct trains to the heart of both Liverpool and Manchester. It is also situated on one of the city’s main arterial bus routes. Nearby, Wavertree Technology Park is within a five-minute walk with 16 medium sized businesses.

Parks and gardens, such as Sefton Park with its botanical Palm House and Calderstones Park with its acres of landscape gardens are within a 10-minute journey with some green space directly adjacent to the development.

Lseven is also helping local residents to live in modern homes in attractive, healthy environments. The new-builds create a good return on investment and demand for off-plan sales is high.

Braidwater is the first developer on-site in Liverpool 7’s ‘Zone of Opportunity’ and with further planned regeneration following and a masterplan in place for the surrounding area, Wavertree is set to be rejuvenated with an improved community aesthetic.
