Grosvenor launches new offices in the heart of Liverpool One
25 February 2008
At an event held at Liverpool’s brand new Hard Days Night Hotel this week (Thursday 28th February 2008) Grosvenor unveiled three new office buildings located in the heart of Liverpool One, a £1bn Urban Regeneration Development by Grosvenor, its investors and principle occupiers.
The three period office buildings will provide 35,000 sq ft of high quality office. Dating back to the 19th century, the buildings are being dramatically refurbished and transformed as part of Grosvenor's Liverpool One regeneration project, and will be ready for occupation in September 2008.
The offices are:
Russell Building. Situated at the junction of School Lane and Peter's Lane, the building provides 16,800 sq ft of office space over six floors. The building dates back to the 1860s and is located next to attractive retail arcades, new public squares and high quality apartments.
Compton House. This former five-story warehouse offers a total of 8,700 sq ft and is located next to the Bluecoat Chambers, Liverpool's oldest city centre building. Compton House will consist of a retail unit on the ground floor and offices on the four upper floors. The building's existing red brickwork and sandstone façade has been retained and restored.
Stanley Building. A retail and office development on Hanover Street - which will provide 8,800 sq ft of office space - is situated opposite a new multi-storey car park and the Novotel hotel. The building will consist of new four-storey superstructure which is being built behind the building's original decorative façade.
The redevelopment of these three buildings will give businesses the chance to operate in the centre of the new 42-acre Liverpool One development. Together they will form an important part of the far-reaching regeneration plan to breathe new life into Liverpool city centre.
All three of the office developments are within ten minutes walking distance of Liverpool Lime Street Station and just five minutes from Central Station. They are also close to the new bus interchange and there are a number of secure car parks nearby.
The offices are now available to let and will be available for occupation in September 2008. Global property consultant Knight Frank is joint letting agent together with local expert Keppie Massie.
Ed Webb, a Development Surveyor at Grosvenor said: "Liverpool One will not just be a retail and leisure destination, it will also be a place to live and work. The provision of 35,000 sq ft of high quality office space will enable companies to work and operate within the largest development of its kind in Europe. It is going to be a great place to do business and we are already seeing major interest in the space on offer".
Liverpool One, which utilises existing streets and creates six distinct new districts, offers 1.6m sq ft of retail space and 230,000 sq ft of restaurants, cafes and bars. There will be two hotels, more than 630 new apartments, leisure and entertainment space including a 14-screen Odeon Cinema, a revitalised five-acre park as well as the commercial office space. The retail element, which will open in Spring 2008, is anchored by a new, flagship 240,000 sq ft John Lewis Partnership department store and a 185,000 sq ft Debenhams store.
Stuart Keppie from Keppie Massie said: "The location will offer businesses a viable alternative to the traditional business district. Given the size range of office accommodation to be made available this should suit a variety of potential occupiers".
Graham Bowling, of Knight Frank's Liverpool Office said: "Grosvenor and its investment partners are creating something very special here and the office developments reflect that. They are going to be fantastic places to work, particularly with the new shops, leisure amenities, public transport links and car parks on your doorstep."
